Initially conceived as a bulk retail complex configured around an external street framework, ‘The Base’ developed to incorporate both internal (Te Awa) and external retail formats.

MGLA developed a unique program for the project which provided both hard and soft landscape design while accommodating some flexibility in staging, from the initial consent application through to construction and implementation of distinct portions of the project, as they came online.

The concept embraced both cultural and historic references to the site and surrounding environs while creating a unique and memorable contemporary retail experience. A consistent material palette was used, with subtle permutations in its expression to create distinctive zones throughout the development, contributing to the overall richness of the scheme, while responding to changing hierarchies with the growth of the development.
